Commentary

Less than five kilometres from Brisbane's city heart and only minutes by car, Bulimba is one of Brisbane's popular riverside suburbs and has undergone a transformation since the mid to late 1990s.

Many couples and families have bought in the area and renovated to bring increased value to many properties around Bulimba.

A leafy suburb, Bulimba offers residents the choice of Bulimba Memorial Park, and Vic Lucas Park on the Brisbane River for picnic spots and outdoor activities. Also in close proximity is Hawthorne Park. For water lovers, Colmslie Reserve in Morningside offers boat access to the Brisbane River.

A feature of this inner-city suburb is the Bulimba Army Barracks located along the Hamilton Reach of the Brisbane River.

Services in the area have adapted to accommodate the strong demand for property. Cannon Hill Shopping Plaza offers the closest major retailers and complements local stores in the suburb.

Commentary

The small East Brisbane suburb of Balmoral, only 4km from Brisbane's CBD, is another area that has benefited from growing consumer interest in living close to the city. The suburb has a lively café and local cinema precinct.

For a suburb so close to the city, Balmoral offers several parks and is within five minutes of Colmslie Reserve and corners onto Hawthorne Park.
For water lovers, Colmslie Reserve also provides boat access to the Brisbane River.

Balmoral benefited from consumer demand for affordable, quality housing close to the city. Cannon Hill Shopping Plaza complements local stores in the suburb.

Less than four kilometres from Brisbane's CBD, Hawthorne is one of Brisbane's popular riverside suburbs that has undergone a transformation over the last 10 years.

Many older homes have been renovated to their former glory by couples and families moving into the area. The renovation of these older homes has had a positive influence on the median sale price of the suburb.

Situated along Brisbane River, Hawthorne offers buyers proximity to the city with a suburban atmosphere. Hawthorne Park is popular with sports lovers while water lovers only have to travel a couple of suburbs to Colmslie Reserve in Morningside to be able to launch their boats onto the Brisbane River.

Commentary

Approximately 7 kilometres east of the Brisbane CBD, Morningside residents enjoy its close proximity to the city while taking advantage of the community atmosphere the suburb affords. This is a suburb that is expected to see even stronger growth in the next few years.

The population of Morningside has remained relatively stable during the 1990s, primarily due to the established nature of the suburb with a lack of vacant land suitable for new land development.

Being close to the more prestigious suburbs of Bulimba and Hawthorne but without the big price tags, a number of younger couples have moved into Morningside capitalising on the comparative affordability of housing in the suburb.

The majority of housing in Morningside was constructed during the 1950s and 1960s, including numerous weatherboard or chamferboard clad three or four bedroom houses supported by wooden stumps. However, in recent years the suburb has experienced an increase in the number of semi-detached houses and duplexes, units and townhouses.

Like many older suburbs in Brisbane, Morningside has seen a great deal of renovation activity as weatherboard workers cottages and Queenslanders are modernised or restored to their former glory.

Morningside boasts many facilities and services including a major shopping centre, railway station, private schools and numerous parks and recreational reserves.

Considering its close proximity to the city, plus the wide variety of facilities and services in the vicinity, Morningside is a suburb with a lot to offer.

Commentary

Murarrie is 8 km east of the Brisbane CBD and is a thriving suburb with a number of new residential developments.

The suburb also has many older style homes built in the post war period - weatherboard and chamferboard post war cottages in particular. Most of the new estates are made up of typically low set and high set brick and tile homes.

Proximity to the Gateway Motorway makes the suburb convenient for accessing the main routes to the Gold and Sunshine coasts.

Also convenient is the railway station that runs west to the city and east to Manly and the bay. There are also several bus routes from Murarrie to neighbouring suburbs.

Located in Murarrie is the local State primary school, an RSL club, the Brisbane Polo Grounds and Murarrie Recreation Ground. The main shopping facilities are located in neighbouring Cannon Hill.

Being relatively close to the city, the suburb is assured future popularity and good house price growth.

Part of the suburb is located on the Brisbane River and this area is devoted to commercial maritime operations. The surrounding area is devoted to a light industrial precinct, which is under the flight path.

According to the 2006 Census there were 3,493 people living in the suburb with a median age of 34. The median individual income was $562 per week. Of all occupied private dwellings 59.2% were either fully owned or being purchased; 31.8% were being rented.
